This mixed use development is conceived as a vibrant urban precinct that brings together retail, hospitality, accommodation, and dining within a unified architectural language. Anchored by a prominent street corner, the building establishes a strong civic presence, with its layered, horizontal form stepping back as it rises to create a generous and welcoming public edge. 

At ground level, a retail and dining precinct activates the streetscape through shaded colonnades, and landscaped pedestrian lanes. These spaces are designed to encourage movement, pause, and interaction, with outdoor dining terraces and blurring the boundary between inside and out. A central pedestrian spine connects the precinct, forming an intimate shopping street framed by soft planting and warm material finishes. 

Above the retail level, hotel accommodation is arranged to balance privacy with outlook, benefitting from elevated terraces and green edges that soften the building’s scale. Resort style amenities, including a landscaped pool terrace and open air food and beverage venues, are positioned at podium level to create a sanctuary that is visually connected to the overall precinct while remaining discreet and relaxed. 

Architecturally, the development is defined by deep overhangs, articulated façades, and a restrained palette of light masonry, timber finishes, and screening elements. These features respond to the subtropical climate by providing shade, encouraging natural ventilation, and creating comfortable transitional spaces throughout the day. Lush planting is integrated across terraces, rooftops, and public areas, reinforcing a sense of landscape woven into the built form. 

Together, the components operate as a cohesive whole—an active, human scaled destination that supports day to night use. The result is a contemporary mixed use precinct that blends commerce, leisure, and hospitality, contributing a lively and enduring public realm to its urban context.
